First Time Buyer Programs Available in the San Gabriel Valley

If you are a first time buyer in the SGV there are several programs worth knowing about before you start your search.

CalHFA MyHome Assistance Program provides up to 3.5 percent of the purchase price for down payment and closing costs as a deferred second mortgage. No monthly payments and the balance is due when you sell, refinance, or pay off the first mortgage.

CalHFA Dream For All Shared Appreciation Loan provides up to 20 percent of the purchase price capped at $150,000. This program is lottery based and requires at least one first generation buyer on the loan. The registration window typically opens annually so getting pre approved and completing your education requirements now puts you in position for the next round.

Los Angeles County Down Payment Assistance through the HOME program provides assistance to income eligible buyers purchasing in unincorporated areas of Los Angeles County and participating cities. Income limits apply.

City of Covina and West Covina programs have historically offered local down payment assistance to residents and buyers purchasing within city limits. Availability and funding change frequently so contacting a participating lender is the best way to confirm current status.
